From basic steps such as ensuring the property is clean and tidy, to the options of adding additional touches, all have an impact on how your property is viewed and the potential to secure a tenant.
This page is specifically aimed at helping landlords identify the basics in order to budget correctly when investing in a ‘New Build’ buy to let property. There are several considerations that may well require a proportion of your finances and which can easily be overlooked.
Please bear in mind that any connections/installations/fittings provided by you will remain at the property once the tenant has left. It is also worth noting that it is worthwhile fitting your own mirrors and bathroom fittings, otherwise the tenant is entitled to remove these from the property when vacating thus leaving unsightly holes/marks on the walls.
Points to consider:
Ensure that your property has a full set of window, garage and utility keys.
Ensure the Local Authority have been notified prior to 1st occupation and refuse collection/recycling bins ordered for the property.
Arrange for the windows to be cleaned and make sure all the light bulbs work – this will present you property in the best light.
Stick to light and neutral colours for paintwork and ensure all surfaces, fixtures, carpets etc are clean and in good order.
Consider any garden areas, they should be presented neat and tidy and when landscaping new areas consider making them low maintenance as this is often appealing to tenants. If the garden is laid to lawn, consider providing a mower so that the tenants can keep the area tidy.
Pay particular attention to kitchens and bathrooms, these will be of particular interest to tenants. Consider providing bathroom fittings e.g. towel rails and mirrors. In kitchens, it is always helpful if you can be prepared to provide white goods e.g. fridge/freezer, washing machine and dishwasher.
Any areas not to be included in the let, such as loft space or storage, should be clearly stated so that tenants can be informed and where possible be secured with locks etc.
Make available any manuals or instructions for tenants to use for items such as cookers, washing machines or central heating systems.
